WLHA Services
Frequently, clients have a need for specific services from an economics consultant, but are not sure what to ask for, or they are concerned that they may not be getting exactly what they need. The following is a general description of the major services provided by WLHA:
Market Study- A market study measures the effective demand for a product or service, taking into account the competition. In real estate, a market study will indicate the level of development that is warranted.
Financial Analysis- A financial analysis is a study which determines the profitability of a
venture, given the market, operating expenses and capital costs.
Feasibility Study- A feasibility study involves both a market study and a financial analysis. However, WLHA believes that a feasibility study should also include a third element, namely concept planning. The inclusion of this element changes the focus of the feasibility study from "Is the concept feasible?" to "How can this concept be made feasible?"
Fiscal Impact Study- Generally conducted for public sector clients, this study evaluates the benefits accruing to a governmental entity from a particular development program, compared to the capital funding and/or cost of services which would be incurred.
Site Location Study- Analysis aimed at determining the optimum location for a particular development project. Criteria vary considerably, depending on nature of development.
Revitalization Study- This study is performed for existing income properties -particularly in the area of recreation and entertainment - to determine ways to give the project new life and greater profitability.
Any of the above are available to WLHA's clients as individual services or as components of a more comprehensive assignment. WLHA will work with its clients to insure that the proper services are provided for their needs.
